 Property Presentation

  • As a member of the local board of REALTORS and MLS (Multiple Listing Service), we share our vacancy listings with other members.
  • We are always aware of current market conditions; thus allowing us to rent your property at it's highest value.
  • Our advertising consists of MLS, Craig's List, Signs, Real Estate Direct, Rentqwiks, and select internet web sites.
  • We show all of our property to potential tenants and have the ability to let other realtors show the property so they get the maximum showings.

MAINTENANCE

  • We protect the value of your investment by maintaining your property at current neighborhood standards.
  • It is our mission to respond to maintenance calls quickly.  This corresponds with landlord/tenant laws.
  • Maintenance is a daily problem so we know what repairs should cost and how long they should take to be completed.
  • Maintenance work is closely controlled and supervised.

ACCOUNTING SERVICES:

  • We use YARDI which is a comprehensive property management software system which keeps accurate records of every income and expense that affects your property.
  • Our convenient monthly statements simplify the job of tax preparation for you or your accountant.
  • Copies of all repair invoices are mailed with the statements and the originals are held in our files.

MANAGEMENT FEES:

  • Our monthly management fees are payable when the rent is paid.  We charge a percentage of the gross rent received and it is automatically deducted from your account. 
  • We do not charge you anything if the property is vacant.

RENT COLLECTION:

  • Rent is due on the first of each month and late after the 5th of the month.  Certified letters are sent out at the appropriate intervals if rent is not received.  Eviction proceedings are initated if the tenant does not make immediate payment arangements.

VACANCIES:

  • Vacancies are expensive for both of us so we make every effort to keep vacancies to a minimum.
  • The tenant must provide a 30 day notice tovacate prior to the end of their lease.  This is clearly stated in our lease so we have plenty of time to re-lease the property.
  • When the tenant decides to vacate the premises, we conduct a "move out check-list" to make sure the property is in order.  We will take pictures when necessary to document any damage and have as evidence if we need to charge tenants.

TENANT SCREENING:

  • We do a thorough credit check before we sign the lease.  This includes checking credit history, verifying employment, checking past landlords, and all appropriate references.
  • We want reliable and qualified tenants as much as you do our extensive tenant screening and lease procedures help to ensure this.
